Tall Pines at 105, located on HWY 105 in Conroe, TX, is a prime example of a revitalization project. This 55-acre property was previously composed of nine tracts of land, including a junky storage facility in the floodplain and some mobile homes. In 2014, the project began with the aim of consolidating the nine tracts of land and raising it 7-9 feet out of the floodplain to prevent future flooding. After the major impact of Hurricane Harvey in 2017, this became even more crucial. The first phase of the project involved constructing over 100,000 SF of premium RV and boat storage, with covered, open, and enclosed parking options, as well as a wash station for customers.
The latest phase of the development involved the construction of 100,000 SF of climate-controlled storage. This phase was completed in April 2022 and has been a huge success, with high demand for the storage units. The final phase of the project included the construction of 100,000 SF of industrial office warehouses and retail storefronts. This phase was completed in August 2022, and now houses businesses such as Cornerstone Collision, Republic Finance, The Chute, and State farm. These businesses provide essential services to the local community and have created job opportunities for local residents.
The development of Tall Pines at 105 has transformed a neglected and flood-prone property into a thriving business center and was well received by the local community. We took a challenging property and created a productive asset to the community, creating jobs and providing essential services to the area.
